Castle Pines

A contemporary house in Castle Pines. Four working days in August 2024. The HOA letter was on the dash the morning we tore off.

Check your roof

Own crews · 25-year workmanship warranty · we meet your adjuster on the roof

A contemporary stone house at dusk, steep dark roof, warm light in the glass, trees around it.
Dusk, the week we finished. Charcoal Class 4, the stone left alone.

The HOA wanted a color. The 19 July storm wanted a rating. The sample sat on the garage for eleven days. We started the Monday after the letter and finished Thursday.

3-tab from 2003. Hail on 19 July, about 1.25 inches, bruised the south and the garage. Three door-knockers had already left flyers. The design review in Castle Pines Village will not take a roof color that is not on their sheet, and the sheet's weathered wood is not one product.

We set a full course of the Class 4 shingle on the garage roof on 22 July and left it. The written approval came 2 August. Tear-off started 5 August. UL 2218 Class 4, tested to a 2 inch ice ball, in the color the letter named. Ice-and-water at the eaves. The drive was magnet-swept and clear by 3 pm on the fourth day.

Days on site

  1. Day 1Tear-off of the 2003 3-tab, main house and garage. The approval letter stayed in the truck where the crew could see the color name.
  2. Day 2Ice-and-water at the eaves, 24 inches up. Starter and the first field courses on the garage, so the sample color and the roof color were the same product.
  3. Day 3Field of the main roof. Class 4, weathered wood. Valleys woven, not metal, which is what the design review had asked for.
  4. Day 4Ridge, boots, and a magnet sweep. The drive was clear by 3. Claire had the photo report the next morning, inside the 48 hours.
