Slate, standing seam, Class 4 shingles, copper, snow guards, and the inspection that starts a claim. Cherry Hills Village to Golden.

Check your roof

Own crews · 25-year workmanship warranty · we meet your adjuster on the roof

Natural slate courses in the sun, a small vent in the plane, trees at the ridge.

Natural slate.

The roof that already belongs on a Cherry Hills Tudor or a Boulder estate. Thick slate, copper or stainless valleys, laid by our own crews.

  • Tear-off to a dry deck, or a written reason we are going over what is there
  • 3/8 in. natural slate, with copper or stainless valleys and flashings
  • Ice-and-water at the eaves and in the valleys, for the ice dams
  • An HOA sample on the house before we order, when the covenants ask
On a typical Front Range house
Price$180,000–$400,000

Lifespan75–100 years on these pitches
ImpactClass 4 when the slate is 3/8 in. or thicker

Will the HOA allow slate?

In Cherry Hills, Greenwood Village, and Castle Pines we set a sample on the house and wait for the written approval before the order. If the covenants name a color, we match it or we say we cannot.

How heavy is it?

We look at the deck and the framing on the inspection. If the structure needs work, that is in the scope before anyone starts, not after the slate is on the truck.

Mountain-modern house at dusk, dark roof, stone piers, windows lit warm.

Standing seam.

The seam on the mountain-modern houses above Evergreen and Golden. Panels locked, snow guards on the planes that hold a January load.

  • Mechanically seamed panels, not a snap-lock that opens in a chinook
  • Snow guards, and heat-trace where the eaves ice up
  • Underlayment rated for the pitch, ice-and-water at the cold edges
  • The drive swept with a magnet before we leave each day

Will it oil-can?

On a long Evergreen plane it can, if the deck is wavy. We say so at the inspection. Striations hide it. A mirror-flat panel on a live deck will not stay mirror-flat, and we will not promise that.

Is a metal roof loud in hail?

A Class 4 panel on a solid deck is not a tin roof over rafters. The hail is loud for the minutes it falls. The dent is the question, and Class 4 is what we spec.

Steep dark roofs on a stone mountain house, foothills behind, evening.

Class 4 shingles.

For the house that has to pass an HOA and a hail season in the same month. Designer shingles, in a color the covenants already allow.

  • Class 4 designer shingles. The test ice ball is 2 inches
  • Ice-and-water in the valleys and the first six feet of the eaves
  • Ridge vent where the attic needs it, closed where wind drives snow
  • Written color approval when the HOA wants it, before we load the truck
On a typical Front Range house

Why not the cheapest Class 4?

The rating is the hail. The look is the house. Castle Pines and Columbine Valley boards reject a flat three-tab even when the rating is right. We bring the sample to you.

Can you go over the old shingles?

Sometimes, on one layer, if the deck is sound. We say which it is after we are on the roof. A second layer over a soft deck is a no.

Copper gutter profile, half-round, no lettering, on a plain ground.

Copper and snow.

Half-round copper, snow guards, and heat-trace. This is what keeps a 30-inch night off the kitchen wall.

  • Half-round copper gutters and downspouts, sized for the roof area
  • Snow guards laid out for the pitch and the load, not one pretty row
  • Heat-trace in the eaves and valleys that ice up, on a switch you can see
  • Our crew, not a gutter subcontractor the week after
Added to the roof, not a full replacement

Do snow guards stop all the snow?

They hold it so it melts in place instead of sliding onto the entry in one sheet. A 30-inch storm still needs guards designed for that load. We size them on the visit.

Will the copper stain the stone?

New copper runs. We say that before it is ordered. Where the wash would hit pale stone, we plan the outlets so it does not.

A supercell wall over open country, green-grey light, rain in the distance.

We meet the adjuster on the roof.

Free. On the roof within 72 hours. The photo report follows in 48. No percentage of the claim.

Documented, then built.

Drone and a person on the roof. Slope-by-slope photos. If there is no claim, you still have the report and a price.

  • We attend the adjuster meeting, on the roof, not from the driveway
  • The scope is written before any tear-off
  • Own crews. No subcontracted labor. No door-knocking

ClaimYours and the insurer. We take no cut

SeasonStorm line 24/7, May through August
Do you work the claim for a percentage?

No. You hire us to inspect and, if you want, to build. The claim is between you and your insurer. We document what we see and we stand there when the adjuster does.

What if the adjuster says the roof is fine?

Then we say what we found, in the report, and we do not invent damage to win the argument. If a plane is done, the photos show it.

Seven towns. Our crews.

Cherry Hills Village, Greenwood Village, Castle Pines, Boulder, Evergreen, Golden, and Columbine Valley. Permits in those cities, and the HOAs that answer slowly in July.

The slate sample sat on the garage for a week while the HOA wrote back. They ordered the day the letter arrived. Nine days on the roof, and the boxwoods never moved.

ClaireGreenwood Village

They walked the adjuster across the north plane and the supplement covered the valleys. I had three other bids that were a single number and a shrug.

ThomasCastle Pines

Heat-trace at the eaves, guards on the upper plane. January put 30 inches on it and the mudroom stayed dry.
